Since, for the most part, Europe does not have people of color, there was no White flight to the suburbs, allowing that system to develop. More affluent (read: higher IQ) individuals would, all else being equal, prefer to stay closer to the jobs, which for the most part are in the cities. The European po' folk have been relegated to the periphery of the cities.

The main driver of White flight are schools. Whites, for the most part, do not want their children in the same schools with "troubled" (read: colored) kids. Hence as urban school districts became darker, Whites fled to the suburbs to avoid this. Many American cities are gentrifying now because childless Whites and those able to afford private schools are moving back, where the color of the public school student body is not an issue.

Meanwhile, things keep looking up, up, up in Capitol Hill. For my purposes, that's a good thing. I remember clearly when "H" Street NE burned in 1968 (my Grandmother lived at 212 9th St NE) and I am glad to see it come back. My visit to Capitol Hill on 10 August 2010 was a great relief - to see a diverse population seemingly at peace with itself, and the entire neighborhood in good order.

Proff? PG is still the most affluent majority black county in the US AFAIK. If you are referring to the recent scandals, it isn't that black and white (though I'd never want to live in PG).

I believe that trait of Appalachia isn't unique to the Virginia part of the region. Lots of Blue Dog Democrats there. However, it is a reverse of the usual trend elsewhere in the country where rural areas seem to almost always vote Republican.

No one's forcing anyone to pay it. If it's too high, no one will rent the apartment. They don't want the apartment sitting vacant either. If the price is market value, people will rent it.

You should listen to the Bev Smith Show on 1600 AM in NYC. Call in with that statement. It would be a legendary call.

It's not just blacks who imitate the low elements. Italians did it for decades as "Guidos" which is why I don't like Italian neighborhoods even though I'm "Italian".

Yes, schools are a part of it. Property values and crime are too. Quality of life as well.

For example, when in NY, I took my friends little dogs to a park in Fresh Meadows/Flushing. That's MJF territory. He's a T/O with monster time on the job but he left the boards out of frustration. The neighborhood is all Jewish and Asian. That says it all.

There is a synagogue and church across the street from this park. The park itself is clean, and people walk well-behaved dogs. NO PITBULLS. Almost no graffiti. People keep it clean. I go there to avoid the less desirable elements, including the whites found in places like Middle Village or Hamilton Beach parks.

Of course. I've never said anything to the contrary, so I don't know what kind of bone you're attempting to pick, or what post you read.

What my point was that there are cases where a landlord charges an exorbitant rate for a mediocre unit and a white person pays it without question, while a minority tenant would probably laugh and walk away.

No, North Lindenhurst is an actual area, like North Amityville. The "North" parts of towns along the South Shore are usually the "crappy" areas, as the areas near the water are usually affluent and nice areas. Many south shore towns have total opposite "North" areas. North Lindenhurst, North Babylon, North Bay Shore, North Bellport, North Freeport, and the list goes on, are all bad areas compared to their counterparts with the "north" dropped. Not all "north" names are bad, but the majority of them are in the case of the South Shore hamlets and villages.

North Lindenhurst IS near Wyandanch. Straight Path which runs through both North Lindenhurst and Wyandanch. Straight Path's aka name is Martin Luther King Jr Blvd, and you know you are in a neighborhood in trouble when it has that name.....

It's an actual area like "Lower Ridgewood" or "Upper Glendale".

Lindenhurst. North Lindenhurst. All the same zip code. Same zip, same town. Either way, I got the feeling that because this was a violent crime, Newsday was very specific. If it was a crash on the SSP, they'd probably just say Lindenhurst.

Don't forget "North Massapequa".

In the south, MLK BLVD is usually mainstream major roadways that don't indicate the demographics of a neighborhood. Malcolm X Blvd? Now that clearly indicates you're in the middle of a black neighborhood.

Tampa's MLK BLVD runs for miles. I know I've seen MLK in other cities too. Maybe Jax or Atlanta.

No. Why would it? The "market rate" for a flat screen HD TV is let's say $1100 for a particular model and brand. Does that price change from customer to customer at the store?

The whole idea of a market rate is that not everyone has the same price in mind but the market rate is the rate at which the number of people willing to buy is equal to the amount available to sell.

If someone is willing to pay for it, it's not gouging.

Gouging is when you charge more on a necessity (like food) that is in a temporary shortage and the buyer has no choice.

If somebody from Iowa wants to pay more for some crappy apartment than it's really worth just because it may be a new "hot spot", it's not gouging.

The market rate for ONE apt unit is the amount at least ONE person is willing to pay, not the lesser amount that 10 others would be willing to pay for.

It doesn't matter if 10 people walk away from it as long as the landlord has that one taker.

While you may think that a glass of soda at a bar in the Hamptons is not worth $15, that establishment has enough customers willing to pay for it at that price.

That makes it the market rate in that place.

The incident in N Lindenhust was well south of there (11798). 45th & Straight Path - a few blocks north of Sunrise. Crime does happen everywhere - West Babylon included (especially north of the SSP). About a week ago some homey got himself capped on Fulton Avenue W Babylon - on his own property too - someone just walked up to him and blew him away then calmly bicycled off.

This makes things more confusing. Why did Newsday say "North Lindenhurst, when the incident happened so close to Sunrise? That should qualify as Lindenhurst. If you were to go to the street where it happened, knock on 20 doors and ask the residents if they live in North Lindenhurst or Lindenhurst, I bet they would all say Lindenhurst.

This was the topic on "Keeping It Real" with Al Sharpton tonight.

Al and a guest attorney complained that DC is not 50% or greater black. His guest noted that "you see people walking a poodle at 10 o'clock at night". That's interesting, because I like such neighborhoods and avoid ones where you see someone walking a pit bull.

Later, they complained that Clemens should be in jail. They are rooting for him to be convicted.

That's actually untrue. Humans today are one species, Homo sapiens sapiens, but within this are distinct population clusters (races).

Well, Al and guest had a lot to say about this DC stuff as you can imagine.

I forget the name of the guest but he's an attorney who teaches at Harvard and has been practicing law for decades and appears every Wednesday on Sharpton's show.

First they talked about Ben's Chili Bowl and the neighborhood around there and how sad it is to see "People walking a little poodle late at night instead of how it used to be".

Then they talked about how some black families are moving to Prince George County, VA just to be able to afford a home and still work in DC. I believe it. It's true for many NY blacks who dream of buying a home, and have to move all the way Suffolk, Poconos, or near Poughkeepsie.

I read what you said about blacks and browns earning less, thus being "forced out" during gentrification. That's part of the problem, but there's more to it. You have to understand how middle class whites are able to stay in or near the city while minorities are moving to distant suburbs in many cases.

Whites are usually willing to live at home much longer than minorities. We save a ton of money in the process and by the time we're 35 or 40 we have the money for a down payment on a $450,000 home in a "nice" area like Middle Village, Fresh Meadows, Massapequa, or even Howard Beach.

Death in the family is another reason why whites are better off than minorities in the housing market. While many blacks and latinos have grown up in the "inner-city", usually renting, whites as a percentage have always been more likely to own a home. When the parents die, and
you inherit a $500,000 home and have to split it with only one sibling, your mortgage problems are pretty much solved.

That's how it works. That's how I see it.
