The market rate for ONE apt unit is the amount at least ONE person is willing to pay, not the lesser amount that 10 others would be willing to pay for.It doesn't matter if 10 people walk away from it as long as the landlord has that one taker. While you may think that a glass of soda at a bar in the Hamptons is not worth $15, that establishment has enough customers willing to pay for it at that price. That makes it the market rate in that place. |
