Property values would skyrocket if frequent subway service showed up there.

There is something MTA could do to minimize aesthetic and noise concerns. They could take a page from WMATA's playbook on the Blue Line extension, and put the trains in a shallow tunnel box which would be covered with some soil and planted with grass, shrubs etc. Less expensive than cut and cover tunnels, and still gets rid of the noise and "unsightly" (NIMBY concern) rail infrastructure.
