RBB areas would have spurred economic development had it been converted from LIRR to a branch off the Queens IND.

While Rego Park is close to the Queen Blvd Line, Parkside was ignored, Brooklyn Manor served only by the pokey Jamaica el to lower Manhattan, Woodhaven Jct by a LIRR Flatbush service and IRT to Manhattan, or a long walk to IND at Rockaway Blvd for the A train schlep through Brooklyn to Manhattan, and ditto for Ozone Park.

Good service service spurs high density development and higher property values, which is the case of the Flushing Line and the Queens Blvd Line. The Jamaica el - not much - mostly private homes and smaller apartment buildings. One can tell where the Express stops are along Queens Blvd by the volume and size of apartment buildings.
