Good service service spurs high density development and higher property values, which is the case of the Flushing Line and the Queens Blvd Line.

The big difference between these lines and the RBB is that the former follow the street grid. This permits development parallel as well as perpendicular to the line. Moreover, parts of the RBB are within park land, which will not be developed.

Any development around Parkside, is limited by a cemetery, within its 1/2 mile walking distance. You're going have to go back to the 1890's, when cemeteries were a viable destination for transit lines.

The distance between Jamaica and Liberty Aves is approximately 1 mile. This means any people living between them are within 1/2 mile walking distance from one or the other.

It's a lot less expensive to provide better service on the Jamaica Ave El.
