Mall Plan Irks Jets, Giants

New Jersey's quest to build one of the nation's largest shopping centers has long been plagued by money problems, but now a new obstacle has emerged: potential opposition from two professional football teams, the Giants and Jets.

The powerful franchises are concerned that the American Dream Meadowlands would intensify traffic around their home field, MetLife Stadium, worsening what is already the No. 1 complaint from fans. The stadium is unique among the region's sports facilities in that the majority of fans travel there by car. Exiting the parking lot already takes about an hour.

Transit advocates and some local mayors also believe the $1.8 billion entertainment complex—the latest incarnation of a project originally called Xanadu—will cause highway gridlock, but the teams are a far more influential force in New Jersey. Together, they spent $1.6 billion to build the new MetLife Stadium in 2010 and have the ear of Republican Gov. Chris Christie.

The sports teams want the American Dream developers to shut down an amusement and water park on the days of their 20 home games during the regular and preseason, people familiar with the negotiations said. If that doesn't happen, the teams would consider a legal challenge, these people said. Talks between the teams and the developers, Triple Five of Edmonton, Canada, got "testy" two weeks ago over traffic, one person said.

A Triple Five spokeswoman, Maureen Hooley Bausch, said the company is "working with" the teams and that the mall "will be nothing but a positive."

Traffic is only one of many issues faced by the American Dream complex, which sits partially completed on state land 10 miles west of Manhattan, visible from major highways.

Triple Five—owners of the Mall of America in Minnesota—is currently seeking federal and state permits, and three federal environmental agencies have warned that the complex would negatively affect wetlands. Triple Five has yet to submit a plan to address those concerns, said Richard Tomer, chief of the regulatory branch of the U.S. Army Corps of Engineers in New York.

Triple Five has also struggled with financing. Xanadu was abandoned in 2009 because of a lack of funding. Since then, lenders in control of the mall property wanted the company to secure financing by Dec. 31, but Triple Five needed a three-month extension of the agreement and is expected to seek a second extension before the end of March, a person familiar with the matter said.

On Wednesday, company executives said they expect to have a financing plan secured by early summer, and leases for the 2.7 million-square-foot mall will come together from there. The mall's main section is supposed to open by early 2014—in time for the Super Bowl at MetLife Stadium, Ms. Bausch said.

At the heart of the dispute with the football teams is an indoor water and amusement park that Triple Five has proposed in addition to the mall.

The developers have said the 14.7-acre water park—which Triple Five claims would be the largest in North America—is important to making the complex a regional destination.

The amusement park would be open on Sundays unlike most of the mall, which must close in compliance with Bergen County's blue laws. Most football game days are on Sundays, when the roads that connect to the stadium are already crowded, said Janna Chernetz of Tri-State Transportation Campaign, which advocates for mass transit. "It's going to be a disaster between events," she said.

The teams believe a 2006 "Memorandum of Cooperation" among themselves, Triple Five and the New Jersey Sports and Exhibition Authority gives the teams the right to block changes to the project that would have an adverse effect on their business, people familiar with the teams' position said.

"Their No. 1 concern is traffic," one of the people said.

The original Xanadu project was expected to draw 50 million people a year, compared with 55 million under Triple Five's plan. Xanadu was expected to attract about 61,000 cars a day, though they estimated that some visitors would take mass transit. NJ Transit currently runs limited bus and rail service to the stadium, mostly on game days.

Triple Five doesn't intend to build additional parking for the amusement park.

John Samerjan, a spokesman for the New Jersey Sports & Exposition Authority, which owns the Meadowlands Sports Complex, said: "The authority believes, rightly, that it will be a tremendous success."

The Jets and the Giants are significant players in New Jersey's economy—and Mr. Christie's political circle. The owner of the New York Jets, Woody Johnson, is a major Republican donor. A spokesman for Mr. Christie declined to comment.

Who knows at this point, but it's a good thing; we can drive around freely on a Sunday. Movies, supermarkets and gas stations are open.
I's a short ride to Secaucus, Clifton or Rockland County anyway. It could be worse, there could be Amish tooling around in buggys. Oh, nevermind, we see Hasidics comimng down from Rockland driving around in bashed up 1987 Chevy wagons!!

That's because you're not well, and most likely never read the US Constitution.

Can you tell which is the US Constitution and which is the USSR's Constitution? I bet you can't.

I have no sympathy for two teams who continue to use New York's name while enriching New Jersey's economy and not New York's.

In Los Angeles, everyone threw a fit when the Angels wanted to trade in the name Anaheim for Los Angeles, even though the Angels started in LA and played in the same Anaheim Stadium as did the Rams. Nobody complained aobut the Rams remaining Los Angeles.

At least the Angels are in the same state. I cannot believe that there is no outcry among residents of New York City or State about the use of their name while other types of taxes go up, partially to replace the lost revenue.

Finally someone agrees with my point of view on this topic.
They could at least have practice fields, corporate offices, headquarters in NYC. NYC is good enough for the NFL offices but not good enough for those two teams I will NEVER support.

da mayor and gov of ny should take da giants and jets to court to have them change their name and same thing for da nfl.

They're in the same state because no other state is within sufficient distance of Los Angeles. If Orange County were a different state, then they would still be entitled to the name "Los Angeles."

The Buffalo Bills represent the CITY of Buffalo, not the STATE of New York. That's why they're not the New York Bills. The Jets and Giants are the NEW YORK CITY GIANTS and NEW YORK CITY JETS.

Why the fuck do we have to go through this all the time? Our state boundaries are arbitrary and stupid. The New England Patriots, Philadelphia Eagles, Baltimore Ravens and Washington Redskins all play closer to New York than the Buffalo Bills. Yet because some idiot 200 years ago decided that the borders of states should go a certain way instead of a certain other way, you are a fan of a team that plays nearly 400 miles away.

Oh this nonsense again. The "new york" in the name NY Giants or Jets refers to the CITY not the state! East rutherford is just as much in the NYC Metro area as lets say Babylon is. In fact its a hell of a lot closer to the city. Its the New York CITY giants or jets....the state of ny has nothing to do with the name.

The 'NY' in the Bills name has NOTHING to do withe state of NY. Just as the NY in the Jets and Giants have nothing to do with the state of New York.

And They are the BUFFALO Bills, not the New York [State] Bills. The Bills play in Orchard Park, which is not in the City of Buffalo. In fact it's further away from the City than the Jets and Giants are.
The New York in the Jets and Giants has nothing to do with the State of New York either, it is in reference to the CITY of New York.

It just so happens that the Metro area of the City of New York, straddles the border of the state, and it just so happens the City has the same name as the State. If New York City was never changed from it's original name of New Amsterdam, it would be the New Amsterdam Giants or Jets.

For the 1000th time, the NY in the name has absolutely nothing to do with the State of New York.

So what? The state line is just an arbitrarily drawn boundary that affects political and economic decisions made by the state. Sports teams represent CITIES AND THEIR SURROUNDING TOWNS, regardless of what state they are located in.

The teams, both private corporations, should not be hamstrung into staying within a particular span of the region just in order to remain in the same state as their metropolis, despite no such obstacle being present for cities like Los Angeles or Miami that are far from any state boundary.

Are folks in DC as ouraged about the Redskins playing in Landover, Maryland? That's not any different than the Jets and Giants playing in East Rutherford.

And if it wasn't for Cablevision crying to Shelly Silver, the Jets would be back in the city, playing their home games on Manhattan's West Side. But Silver knows exactly who's buttering his bread...

They have them in Europe too. I just mentioned Dubai because people seem to think that an indoor ski slope is like this crazy thing they built in Dubai, rather than something that is well established all over the world except strangely in the US.

"New York" appears in both the Giants and Jets legal franchise titles. They play in a stadium that happens to be located in New Jersey. And nothing that you say here is going to change this! we need a diversion: (I open the door.) "Look outside, children, a 76th Street thread!" (They all run out and I close and lock the door!).

The Washington Redskins play their home games at FedEx field in Landover, MD, so it's not just the Jets and Giants. Plus, I believe years ago the Jets and Giants were blocked by the NFL to change their name to New Jersey in each case anyway out the Eagles concern that they would lose their south Jersey audience if the Jets and Giants suddenly used "New Jersey" in their name.

The Jets did try to get a new stadium in Manhattan across, but we know how that turned out mainly because as I remember the Dolans were concerned about losing their concert business at MSG to a new stadium very close by. Given the economy, that actually worked out for the best.

And the other problem is, if the Jets and Giants suddenly started calling themselves "New Jersey", the Eagles could have had serious concerns about losing a significant chunk of their south Jersey audience to teams actually called "New Jersey," if not immediately in later generations (and Philly of course is much closer to New York City than Buffalo is).

Dolan was concerned specifically as I recall about losing concert business to a new stadium closeby, but actually, given how the economy tanked, it was all for the best.

If the Jets had gotten their new stadium, the Jets and Giants would both right now be likely swimming in a large amount of debt given how much the economy tanked after the West Side stadium was scrapped.

The "New York" in the team name refers to the city. While it is ambiguous, history makes it clear that it's the city and not the state.

When the National League of Professional Base Ball Clubs (The NL) was founded in 1876, the "New York" franchise did not play in the City of New York. Yet the team was still called "Mutual of New York" and not "Mutual of Brooklyn."

If you go back to the origins of baseball, the New York Knickerbockers played at Elysian Fields in Hoboken. The very first "NY" teams played in NJ!

I know we were talking about football, but the rules are pretty much the same for team names in the MLB and NFL. And we're all aware which Giants came first.

Doesn't seem to be a problem for the New Jersey Devils or Nets (although the Nets are moving to Brooklyn this fall). South Jersey hockey and basketball fans root for the out-of-state Flyers and Sixers.

Of course, but for instance you do have a significant base of Giants fans that do live in South Jersey (enough where when the Eagles aren't on but the Giants are, as much as possible the Giants take priority with what games are shown in Philly). That probably would be where the Eagles would be concerned because that is also a significant fan base for the Eagles.

Ironically, had the Eagles moved to Phoenix as Leonard Tose almost did with them before selling the team to Norman Braman in 1984, the Jets were in line to move to Philly to replace the Eagles (I remember reading about that years ago in USA TODAY). That would have stirred things up a lot if that had happened, as Jets fans in New York would likely have blamed Leonard Tose and his gambling problems for it (Tose's gambling problems were well known and in fact, Dick Vermeil, who took the Eagles to the Super Bowl when Tose still owned the team was as I remember taking care of Tose in his final days).

Aside from the Cardinals, football teams call themselves in reference to their cities, not states.
Again, regardless, the "NY" refers to the city not the state. It has nothing to do with either the state of NY or NJ.

Yes, but the State of NY has nothing to do with the NY name in either the Jets, nor the Giants, nor the Bills.

The NY has NOTHING to do with the State of NY, it refers to the city, in which East RUtherford is in it's Metro area. What the hell does New Jersey have to do with it?

Also the Vikings and Panthers (sort of). Then there's the Patriots.

The Vikings were the first state team in the NFL. They started play in the same year, but obviously later in the year, as the Minnesota Twins which IINM were the first major team in any sport to be named for a state as opposed to a city.

And it has nothing to do with either state. It's no different than the DALLAS Cowboys playing in Arlington Texas instead of Dallas. Or the Buffalo Bills playing in Orchard Park. Or as mentioned the Redskins.
The Miami Dolphins don't play in the City of Miami either.

The Jets playing on the West Side would have sucked the big on. It would have been the end of tailgating for the Jets games, as they would never let you do that in a parking garage/

True ... but Buffalo can't help itself ... it's trapped inside the border and thus they're a "New York" team ... the other guys are inside the border of Jersey and therefore they're not! LOL
