Speaking of Bronxville, I wonder whatever happened to that girl that came here once and kept asking questions about "Bronxville, NY". In a two day period we must have had about 20 threads going with the title "Bronxville, NY" in it. The border for the Village of Lindenhurst is actually along Frank Street, which is one block south of Sunrise (east of Wellwood). West of Wellwood, it takes a turn northwest, actually crosses Sunrise Highway briefly, just east of Straight Path, then goes back southwest, then south along Strongs Avenue.

23% of the Country's richest areas are on Long Island: 11 out of the top 50 are on Long Island. Hardly "poor outcasts". And this doesn't include the Rich Hamptons towns, as most of that extremely high real estate is not counted, as the owners of those are mostly Manhattan people, and they are second homes, and not primary residences, so the income for those are spread over Manhattan.

Of the top 50 Richest areas, here's Long Islands 23% of them:

Haven't you ever heard of the expression....CAR IS KING? no reason to ever build a train station where the CAR rules in those areas. While Mill Neck had an active station, over time the need to commute into the city via the train was waining at best. Plus..before the DMs showed up, the old fleet was really falling apart at the seams.

This is a photo of the host of The Bev Smith Show. I love her show. I listen to such shows and you should too.

Like I said, that park in Fresh Meadows @ LIE is nice and quiet and there are no pitbulls and it's clean and friendly largely because it's all Asian and Jewish. There is a synagogue and asian church across the street as a reminder of why there's no bullshit in that area.

Italians are territorial. They give people shit in Howard Beach, Hamilton Beach and Middle Village.

Yes, in many ways it is a positive feedback loop. Since Blacks and Latinos typically earn less than Whites, they also have less to pass on. As Chris Rock put it, "White man dies, and leaves a will. Brother dies, and leaves a bill!"

Oh well, the trade off is that these Whites, with their poor fertility rate (which is the primary driver of urban gentrification) cannot sustain the population in city cores, unless they start popping out some babies.

Here's a little fable that very much fits the situation:
There was a fly buzzing around a barn one day when he happened on a pile of fresh cow manure. It had been hours since his last meal. He flew down and ate and ate and ate. When he decided that he had eaten enough, he tried to fly away. But he had eaten too much, and could not get off the ground.

As he looked around wondering what to do now, he spotted a pitchfork leaning up against the wall of the barn. He climbed to the top of the handle and jumped off, thinking that once he got airborne, he would be able to take flight.

Unfortunately he was wrong. The fly dropped like a rock, splatting when he hit the floor.

What's happening in the white population is the wealthy and upper middle class are reproducing. It's the middle level guys like me who are not having kids. And if we are reproducing, and living in a place like Queens NY, we're probably doing so with an Asian or Latina girl at this point, resulting in mixed race babies.

Did you see the ny1 report on the white population increasing in Manhattan?

Why is the poor fertility rate driving gentrification? Because the city attracts anti-family types?
