Posted by ntrainride on Wed Jan 21 15:00:29 2015 Or at least, buildings thirty - forty stories. Seriously. Hicksville would be a perfect location for this. Also, Ronkonkoma, and somewhere along the Babylon branch. thinking, Freeport or Seaford. |

You might get away with it in Nassau (Hempstead, Mineola, Rockville Centre, maybe even Great Neck), but I doubt Suffolk would let it happen anytime soon. Especially on the South Shore along the Babylon branch, Suffolk side -- nobody wants to see them. |

When I drive on certain roads (like Blue Point Road near Farmingville) or stand at certain high locations atop the ridge that marks the start of the Terminal Moraine. I can look south and see what looks like a sea of trees down to the bay. If I want to see skyscrapers that's what the City is for. |

In contrast, I think Long Island needs a flood of denser residential property in order to crush the depressingly high real estate costs. The same people who complain about their kids leaving are the same people who flip out if somebody proposes a condo complex in lieu of another Walgreens. |

Yes, make Long Island more like Queens. As it is Nassau County is near the limit of its water supply and, unlike the City, it can't take water from its neighbors. There is more to high density than it seems. |

Yes, make Long Island more like Queens.FWIW, it's going to be the only realistic way for the metro area to grow and for housing prices to come down short of some other means of destroying the local economy. Even if we make the core more expensive, we need to shift the housing stock into the suburban region to ensure some degree of growth. The last thing we need is homes that remain so expensive, the only way to purchase is to inherit from your parents, or marry somebody. We're already a high tax state, but the housing costs are scaring off any hopes of attracting business. |

I still think there has to be a better solution. A developer should be able to build whatever he wants, but it's up to him to provide the necessary infrastructural improvements. But the developer can then benefit from those improvements. i.e. a developer can build some massive development requiring a new sewer, so he builds the sewer, but can charge for others to access that sewer to recoup the investment. |

Within a project like a subdivision, all utility infrastructure is built by the developer. The cost of design and construction are borne by the developer. But I think what you mean is connecting the project with some kind of existing utilities which may be miles from the project. I've only got firsthand experience with this twice and both times the developer and town were going to share expenses on the cost of building a distant connection. I can't say much as both times the developer and/or town balked at the cost :(your pal, Fred |

Hate to disappoint you, but there is no "skyscraper" at New Village in Patchogue....the bottom photo you posted (reposted here), was never built, and is just an artist rendering from many YEARS ago:What actually was built, is a five story building, which is no higher than the tower on the old Swezey's building (first photo below) that was there before it (although the tower did burn and was removed). The three story building to the left is seen in both photos below. That is the old Wedgewood building, and is still there (although resurfaced as seen in the second photo below), and is in both the CURRENT photo, and the old historic photo below it. |
