Well, can commuter and subway-esque service run on the same ROW? I suppose if two sets of parallel tracks were in place, sort of like the way the BRT and LIRR co-existed along the Brighton Line.

While I think such a service along SI's North Shore might be more successful, I can't imagine there ever being enough $$ to do this. That's why I say "transit" from Arlington (Port Richmond if the NIMBYs prove too powerful) to St. George and commuter service from Arlington to NYP. Stops at EWR and downtown Newark probably also a good idea.
