Why wouldn't an old white family still living there encourage their children to either take over the home or purchase a home close to them rather than running out to LI, SI or NJ?

Because one can get larger and newer housing in the burbs on a larger plot of land?

FWIW, I'm black and my parents bought their home from a Jewish family that sold their mother's home after she passed away, and this is in a neighbourhood that has some of the best middle class schools on Long Island. If children don't buy in their former locales, then the only choice that's left is for the the dreaded non-whites (or poorer whites) to purchase the homes unless one believes that homes would be better as abandoned properties...
