Who would have thought 25 years ago when they started talking about Metrotech that Downtown Brooklyn would emerge as a high tech college and office town. Before the Marriott Hilton was supposed to build a hotel. Hilton backed out and Marriott took over. The hotel opened in 1998 and a new building of just hotel room was added about 5 years ago. Since then THREE new hotesl have opened on Duffield Street including the Brooklyn Sheraton. How cool now NYU students can take the R from 8th Street right to Jay Street Metrotech |

In recent years that strip of Jay street has added major new buildings and older buildings have been rehabilitated. By renovating 370 Jay, it will essentially complete the restoration of the street and will no longer be a symbol of decay and past blight. |

It was explained in the article... The MTA controls the site via a master lease and has the right to stay in the building for $1 a year as long as it is using it. The negotiations hinged on how much it would cost to move or replace it. The other thing I would like to know if they are getting a fair price and the details of the renovation. Will NYU, a private institution pay for the renoivations themselves or will the City help out? Seems pretty clear to me that NYU is paying for it. Under the deal, NYU will have six months to conduct due diligence to confirm the costs associated with renovating the property, which has been underused for about a decade. If all goes well, the MTA and NYPD will begin moving in the fall, and NYU will complete renovations by 2017. Furthermore, the article clearly stated that "the city agreed to provide up to $15 million in benefits to NYU, including public funds and tax and energy abatements to help offset some of the project costs." So that's what the city is doing. If the city was paying for the whole renovation, it would have said so (assuming the renovation will cost more than $15 million). |

I don't know that Gehry's grand vision for AY was ever going to become a reality. That said, the original stadium, with its rooftop garden, was pretty cool. As you said, the tanking economy made access to money much more difficult, and the declining market hasn't helped him, although other projects seem to be able to get relatively high sale/rental rates. Ratner was supposed to build some office buildings on the site, and the fact that it hasn't happened is the most disappointing part of AY. |

If you remember, the staff summary was for the purchase of 2 Broadway ( not a lease). The MTA was to give up 53 rented properties in exchange for buying a building. The headquarters on Madison Avenue which it was leasing was one of the properties to be oven up. The deal never called for vacating 370 Jay Street where the rent was $1 per year.The plan seemed to make a lot of business sense at the time with real estate prices continually rising at the time so it was not if much interest that th building was located in Manhattan. Then came 9-11 and plans changed. No longer did it seem safe to have everyone in one central location especially at the tip of Manhattan. The MTA quietly purchased 347 and 345 Madison Avenue. 347 is in much need of interior renovation. They did not give up most of their rental properties as planned so they couldn't fill 2 Broadway which remained more than half empty for a long time. So they moved offices out of 370 Jay and 130 Livingston into 2 Broadway just to show the politicians thy could fill up the building so they woudn't b criticized for not needing it thinking no one woud notice tat 370 was now vacant and 130 Livingston was half empty too. Now they plan to sell the Madion Avenue properties they just purchased a few years ago because they have no master plan and don't haven faintest idea of what they are doing. They just keep moving people around wasting money. They never were in 345 Adams and I don't know about 420 Lexington. |

New York Polytech was created in the early 1970s when the NYU engineering school (until then located in the Bronx) merged with what was then Brooklyn Polytech. If today's NYU is partnering with New York Polytech on this project, it represents a reunion of sorts. |

One significant improvement to 370 Jay Street is to redo the classic East German architectural skin that covers the outside of the building, with something more contemporary that blends in with the newly built buildings in the revitalized downtown area. |
