This really does look bad for the LIRR yard. An industrial area is becoming very residential.

It actually gets better for LIRR if they reach the threshold where the yard's air rights are lucrative enough to develop. The danger is when they're not, as they're still not.

There's less starts in the last few quarters, but eventually as the cycle turns, MTA would be well advised to start thinking of numbers and terms ahead of that.

Also, with ESA, the need for Hunterspoint Ave will come into question, and with that into question, the need for the LIC yard eventually too.

Two issues:

1. Remember that ESA involves reconfiguration of HAROLD and creation of Sunnyside station. Also recall that HPA is falling apart. For that reason alone, I can see Sunnyside becoming the terminal for present HPA and LIC trains.

2. Unfortunately ESA doesn't afford LIRR's DE/DM30-hauled trains direct access to the new ESA terminal in New York; they can't fit in the tunnel. So they will have to be short turned shy of where most people are going. Depending on ESA changes in LIRR service patterns, that could mean Jamaica.

This may also spell doom for the LIRR Montauk branch west of Fresh Pond, but that is still far off.

Already happened, pretty much. One round trip weekdays that isn't even guaranteed to run via Fresh Pond.
