Again Jeff, I also called San Francisco and Hell LA shitholes because I know what those cities have become, but unfortunately you cannot do the same for your city out of stubborn pride or whatever. See, we can all lighten up a little. I don't hate New York City!!!! I was born here and enjoy visiting the town a couple of times a year. After 2019 I didn't come again because of the pandemic but hope to come this summer for a week or two. All this back and forth has gotten a little out of hand. Time for a time out.

It's been on the news shows for months now but since you probably watch CNN or MSNBC you don't get that info because they never show it. My stations overplay it so I get a full lowdown, some of which I'm sure is overdone. I also didn't expect to get all you New Yorkers on my case but at least things are not dull on this board.

The fact is I like to visit New York. I love your restaurants, theaters, subways, and, yes, I do get along with the people there very well despite my written persona on this board. It's an election year so some of us are getting emotional very early. Have a nice week AIM.

I don't watch CNN or MSNBC except as occasional clips on YouTube, and usually not about NYC. Yes, I've heard the news that immigrants are piling up in NYC and the system is being stretched to the breaking point. But that doesn't mean you'll walk down the street and find a bunch of illegal immigrants camped out on the sidewalk every time you turn your head.
Rats and homeless people (who are not necessarily illegal immigrants) have been problems for decades. You can still visit restaurants, theaters, and the subway. Despite the budget cuts, the city hasn't gone completely to shit yet. Use your own eyes to see, don't depend on Newsmax or the equivalent to tell you.

Of course NYC isn't perfect. It's got homeless, it's got rats, it's so hard for regular folks that they need charity. But that doesn't mean it's nearly as bad as it was during the fiscal crisis.

Rents are lower because of regulation. Supply is kept down by regulation.

Also, that is only a fully sound economic argument if all rents are regulated. But rents on new construction are not regulated at all. So you can't actually demonstrate that rent regulation is reducing supply.

I would say that NYC's excessive regulation of new construction (zoning, Buildings Department rules, etc.), not related to rents, is reducing supply.

Any voluntary regulation should not have an impact on supply, except perhaps increasing supply.

If an entity chooses to build a building and accept regulation, what does that mean?

- Maybe they would not have built the building in the absence of the incentives and the regulation. In that case, the regulations INCREASED supply, an outcome totally contrary to that usually made about rent regulations.

- Maybe they would have built the building anyway. In that case, the regulations had no effect on supply.

So all in all, the argument that rent regulation reduces supply is a very weak one, because it does not work for new construction. It only works if regulation is so onerous as to induce abandonment, which is a difficult argument to make in NYC given how little vacant land and unoccupied buildings there are.

Absolutely. My wife and I stayed healthy, which was of critical importance. And I have stayed very productively employed. (She is retired.)

I also have been contributing just as much to the economy. The contributions have been in different places to a slight degree but not much. I was never a big spender in Midtown when I was there every day.

The effect it has on supply is that it decreases turnover. In the absence of regulation, people who can afford it might move to a bigger or better apartment. But the opportunity cost of abandoning a rent stabilized unit is too high. This prevents the cheap unit from being available to the low end. Given the fixed costs of construction, low end housing is disfavored in new construction. This was always true, and one solution was housing that decayed into lower end housing years after construction.

This is actually why they do those tax incentives: otherwise no one would bother.
