Good news for cities like NY but I still think that once children are school age a lot of these people will head out to the suburbs

You are 100% correct. Especially in places like Williamsburg, LIC and Bushwick. These people move in as young single twenty-somethings. When they get married and have kids and try sending them to public school, and realize their kids will go to school with kids from Queensbridge projects or Marcy projects, they will panic and move.

The only ones who stay are the ones dedicated to not having children. That's why you never see baby strollers around Vernon-Jackson in LIC or Bedford Ave Brooklyn. THIW.
