My father owned a few rental properties for years and had problems like this.He had to use courts to evict, or was dragged into court by hostile tenants.Luckily, he did all the repairs and renovations himself, which saved thousands through the years.Still, he would get calls at 11:30 at night from a tenant complaining about a drain not running.His solution to a major problem was installing separate boilers so the tenants paid for their own heat and electric. After what I saw, since I was his helper many years, I would never own rental properties.Too much hassle.Invest in REIT's if you want a piece of the real estate action, which now is dead and will be for years.I never invested in real estate, except for my own home, and have made tons of money in the stock, bond and cash markets through years of self study.I click a mouse and score a grand.Easy as pie.Let the suckers deal with this tenant shit. |
