If you say so. Where is the incentive for owners of older buildings to renovate and update outdated kitchens and baths, windows, or name a project. And that is just for individual apartments, where an owner can raise rent $25 for every $1000 spent. So an $8000 kitchen would increase rent by $200 and so forth, in normal day to day activity.Furthermore, as for value of the property itself, the values of many of these older buildings have gone up also because of the future income potential of it renovated. Many of these buildings are gut renovated. There is no value in purchasing them if that future potential can not be realized. |
