Ever see the property taxes on Long Island? (that must be added to mortgage payments).
And as for rents, they are obviously cheaper per square foot on Long Island, but they are not "cheap" as if you rent a house for example, that would probably pay as much as you pay for a one bedroom in Manhattan. Of course this is not across the board, as on Long Island rents vary from area to area. Sometimes it'll be more than a Manhattan studio or one bedroom, sometimes less depending on where you are.
