Metropolitan-Grand was a different problem - a vent chamber was leaking rain water/storm water. That's been fixed (from above). 21-Van Alst is literally an underground spring coming in from behind the trackside wall (right through the station box). Much harder situation to remedy. All the grout in the world won't fix it either; you have to get behind the wall and divert the spring somehow.
