The risky part is walking away from suburban office space in NJ. I posted an article a few days ago about how NYC companies are looking to relocate certain operations to NJ and other states. Sounds like NJ is going to be a strong market for developers. |

Companies have been threatening to leave NY for NJ and CT for over thirty years. In the end, they all want a 212 area code and the sense of importance and status having a Manhattan address and Pret a Manger or Starbucks on the corner. |

All gone you shithead. Status of a Starbucks on the corner? Spare me. There's one of those places every 15 feet, everywhere. |

My friends at Clear Channel have 646 land line numbers. Only people I know in Manhattan who have that. Originally 646 was "Manhattan cell phone".Either way, people consider Manhattan to be NYC and freak out at 718 or other strange area codes. |

You only need the address and a PBX. A single suite will do for all that and tie line it to Jacksonville. That's where the financial industry is moving now, there and Charlotte for the cube farms. |

A company I worked for would provide inbound-only 212 numbers via T-1 to companies in NJ and CT. From there those companies could send the numbers anywhere in the world over their private networks. |

If you mean "not available", maybe. If you mean, "doesn't exist", then somebody forgot to tell me, who has 2 of them. |
