In my neighborhood it was first the Chinese from the Hong Kong area, who spoke Cantonese and were "middle/working class around 1980. Each year, there was a slow but steady stream growing and houses were still in the 50-80K range (if you could believe that) Then, around 1984ish Britain said they were giving Hong Kong back to China. This opened up the floodgates of Chinamen who made houses go up, up, up! The whites that owned sold for a premium (aunt and uncle sold in late 85 for 250K , unheard of, and bought a McMansion in western NJ with the money. The whites who rented or got married and wanted to buy in the neighborhood got priced out. Chinese Mafia bankrolled lots of them. |

The Declaration of Independence makes sense if you consider the Prime Minister and his cabinet to be "His Majesty's Government". Anything the government does is done in the name of the King, even if not actually done by the King.They believed that the King was still the sovereign, at least until they actually declared independence, but his power was legitimately through the provincial assemblies (where they were represented) and not through Westminster (where they weren't). Basically, they wanted to be like Canada is now and having not gotten this from the King they decided to go their own way. |

I didn't know it was called a "life estate" though. Not surprisingly, there's a reason specific to my family for why I knew about this at that young an age. |
