Even if the eviction has nothing to do with coronavirus? What about landlords having to pay their mortgage? Some tenants my feel that they now a free pass to stop paying rent.

My perception may be clouded by something that happened to someone that may or may not be related to me. This person bought their first home in their life in Compton when they were way past 21. I mention this so that you know that this was not a wealthy person. They lived in their home for several years, saved money and eventually moved to another home in an adjacent city after deciding to rent out their first home.

They found what they thought was a good tenant, but it turns out that they rented to a scammer that was very fluent in all laws regarding rentals and evictions. California is a very tough state to evict and long story short this tenant never paid a single dime of rent for almost a year.

The homeowner could not afford to pay for two homes and lost the first one to the lender. It turns out that the lessee had done this same scam many times before and essentially moved from place to place never paying rent.
