I actually agree with you on all of this. But the point is they DID go to far. On all of them.
It's major. All of those are MAJOR.
The rent thing is really bad, and will do the exact opposite of what they claim. It will make it HARDER for people to find apartments, and it will make them even more expensive than they are. At the same time, existing apartments in the stabilization will deteriorate, as there is absolutely no incentive AT ALL do anything but the bare minimum to them. Buildings, old buildings that NEED constant upgrading will deteriorate. No hope of getting even a penny more when a tenant that lived in the apartment 25 or more years. An apartment that will need renovation, yet hasn't gotten any increases in decades other than the 2%ish crap. Now can't even get a vacancy allowance! Or increase for needed upgrades and renovation!
WAY too far. At least the old system was somewhat fair.

And we talked about licenses enough.

And there's plenty more. And even the minor stupid stuff. You really think I am alone in thinking the Democrats alienated a LOT of people with these things. Even if you are against just one, it's bad for their image.

Out with them in the election.

Then. Bail reform. Please. Way too far is an understatement again! Even moderate Democrats are outraged over this.
